Dublin 6/€1.75m: There's a pocket of peace close to the heart of Rathmines, where a house on a quiet square exudes calm and relaxed charm.

Number 87 Grosvenor Square, a three-bedroom mid-terrace Victorian redbrick, is home to a family which practises yoga and meditation. Hints of Feng Shui include the curved front path and pretty stained glass in the hall door. Sherry FitzGerald is to auction the house on June 28th and is quoting an AMV of €1.75 million.

With 156 sq m (1,679 sq ft), it's a sizeable house, and there is planning permission for a single-storey kitchen extension.

The hall is tall and wide. To the left, two bright reception rooms have handsome black fireplaces. Down a few steps, there's a shower room and toilet on the left and storage, including pull-out larders and a hot-press, on the right.

This area leads to the kitchen which was designed by the owner and custom-built. It's not a big room but there is lots of storage, with all sorts of clever racks, and plenty of granite worktops.

The chimney breast divides this from the dining area, a sunny room with French doors to the south-facing garden.

Upstairs, two pretty bedrooms have white-painted floorboards, as well as decorative fireplaces, and one shares the return with the family bathroom.

The huge main bedroom runs across the front of the house and there is a fine marble fireplace, reflecting its original use as a drawingroom.

There are two windows overlooking the square, with its bowling and tennis clubs - in which, for Wimbledon fans, there are even grass courts.
