Sherry FitzGerald is suggesting a guide price of £440,000-plus for a refurbished four-bedroom house at 51 Frascati Park in Blackrock, Co Dublin.Scheduled for auction on September 20th, the l930s house on a quiet road has two reception rooms, a kitchen/ breakfastroom and a large upstairs landing with a door which opens on to a balustraded balcony at the front.

The refurbishment, which included converting the garage, has been thoughtfully carried out over a number of years in a way which has opened out and filled the house with light. The sense of bright space is added to by the use of palest pastels throughout and by the honey coloured timber floors, mostly originals. The total floor area is around 1,500 sq ft.

The entrance hall is a large, high space with a guest lavatory and understairs storage. The kitchen/breakfastroom runs from the front to the back of the house and has a terracotta-tiled floor and a range of limed oak fittings. It has a utility area and double glass doors leading to a long walled back garden.

There is a raised wooden deck partially surrounded by wooden seating in the garden; the lawn is surrounded by shrubs, plants and creepers.

The living/diningroom also runs from the front to the back of the house, with a double, sliding door between. The front, very l930s-style window, has deep sills and in the front part of the room, the original timber floorboards have been exposed and polished. Both rooms have pine surround fireplaces with cast-iron insets and both have picture rails, original coving and recessed lighting.

The main bedroom, to the front of the house, has a fireplace with mahogany surround and tiled inset. Banks of wardrobes cover two walls. Three of the other bedrooms have built-in wardrobes and cast-iron fireplaces.
