DUBLIN 16: FROM €990,000A SMALL scheme of large-scale upmarket family homes in Rathfarnham, Dublin 16 has returned to the market with new prices.
Butterfield is a scheme of 11 four-bedroom houses located on the grounds of Lisheen, a period house on Butterfield Avenue in Dublin 16.
The scheme was launched last September but only one house sold. Now the developer Astondale has reduced prices by over 25 per cent.
Butterfield is close to the Old Orchard pub and restaurant. It is beside Rathfarnham village, close to Bushy Park and within striking distance of a range of good schools.
Like many a grand old house in recent years, Lisheen - an ivy-clad arts and craft style period house - has been renovated and its garden developed.
The scheme now comprises the original house and two large detached houses, all accessed off Butterfield Avenue via electronic gates. To the rear of the site in a cul-de-sac off Wellington Avenue there are eight semi-detached houses.
The houses are for sale through Lisney New Homes, who will be opening a show house on site this weekend.
Prices start at €990,000 for the four-bedroom semi-detached houses which range in size from 141sq m to 156sq m (1,523sq ft to 1,679sq ft).
Last September these houses were priced from €1.2 million which represents a reduction of 17 per cent.
The larger four-bedroom two-storey detached houses adjacent to Lisheen are priced from €1.45 million.
Last year they were pirced from €1.95 million - this represents a drop of some 26 per cent. These houses have 193sq m (2,077sq ft) of living space.
The main house, Lisheen, is also for sale. It was priced at €2.8 million and is now €2 million - a 28 per cent price cut.
Lisheen is laid out over 300sq m (3,229sq ft) and has two formal reception rooms, large open-plan kitchen/livingroom and a sun room. Upstairs there are five double bedrooms. Two of these bedrooms are en suite.
The modern houses were designed Niall D Brennan & Associates and they feature half-brick fronts and old-style double bay timber windows.
