Park Developments, which has been associated with some of the larger housing estates in the Dublin suburbs over the past three decades, has applied to South Dublin County Council for permission for a 20,000 sq m mixed-use development at the Tallaght bypass.

The residential, retail and office use scheme is planned for a 1.8 hectare site at the corners of Tallaght Road, the proposed Greenhills Road extension and the bypass.

In addition to the development of 19,729 m sq in five blocks there is to be a basement car-park of 13,540m sq. Block A is a part four-storey, part six-storey office block totalling 3,574 m sq. Block B is a part three-storey, part five-storey office block totalling 2,799 m sq with an enclosed atrium of 260m sq all over a two- storey part underground part overground car-park for 225 cars.

The application also envisages vehicle and pedestrian access to this point from the proposed Greenhills road extension.

Block C comprises a two-storey retail and restaurant block of 3,824 m sq all over a part underground basement car-park with provision for 171 cars. Pedestrian access will be facilitated from the existing Village Green Road.

Plans for Block D envisage a three-storey building stepping to a five-storey residential building of 8,170 m sq is building houses the residential element and includes 10 penthouse units of three bedrooms each, 50 two-bedroom units and 25 units with one bedroom.

Three retail units of 285 m sq are included in this block and provision is made for 85 car-parking spaces in a basement car-park. These units all front on to the Main Road and Greenhills road extension; Block E is described as a tw- storey bar/retail building of 1,102 m sq with 65 surface car- parking spaces and associated landscaping.

The application also seeks permission for the demolition of existing retail units on a the site.
