If location, location and location are the key considerations for a potential property purchase, the courtyard development at Clois Feirme, at Clonbur, Co Galway, passes the test with flying colours. The stone fronted residences have panoramic views of Lough Corrib and the surrounding Connemara Mountain ranges, from Ashford Castle and Golden Bay in the East to the Maamturk Mountains in the West.

The site was part of the estate of William Browne, the 5th Viscount Mountmorris. The developers have reinstated the old dwellings, using natural stone and slate. The courtyard features a fountain, surrounded by gravel.

The development comprises seven two-storey properties around the courtyard. Each has between 1,730 sq ft and 1,790 sq ft, with a choice of two or three bedrooms. Prices range from £295,000 to £330,000.

The lower floor is generously proportioned, with a polished limestone floor while Victorian-style fireplaces can be found in the entrance hall, minstrels gallery and bedrooms.

A guest bathroom, cloakroom and kitchen/diningroom lead off the large hallway. The kitchen area is fitted with a dishwasher, fridge-freezer, sink, hob, cooker and extractor fan. A separate pantry/laundry houses a washing machine and dryer. The built-in kitchen units are of natural pine or sprayed finish with a choice of granite or tile tops available.

The very large livingroom, 18ft x 25ft, is dominated by an impressive natural stone fireplace. There is a timberbeamed ceiling and patio doors lead to the courtyard.

The first floor comprises a minstrel gallery, and two or three double bedrooms. Each bedroom has a walk-in wardrobe and a separate en suite bathroom. The main bedroom measures a large 18ft x 15ft.

Four acres of landscaped grounds surround the development, complete with woodland walks. Each property comes with two-car parking and most units have a garden terrace. A management company is in place to look after the landscaping and common areas.

Clois na Feirme is being developed by Blakesville Holdings and is designed by local architect Roger Laundon. The agent is Helen Cassidy Auctioneers of Clonbur, Co Galway. There is a website at www.connemara-cottages.com
