A large terraced house on the sunny side of Palmerston Road, in Rathmines, Dublin 6, should set a new price record for the road when it is auctioned on September 29th by Sherry FitzGerald. Number 12 has been extensively renovated over the last decade and the Victorian five-bedroom redbrick is expected to fetch £1.2 million-plus under the hammer. The three-storey house, which has a four-storey return to the side, should appeal to buyers who want an impressive city residence with plenty of space to entertain. This is an ideal house for parties with its fine interconnecting reception rooms at hall level and wide deck running right across the back of the house. When the timber deck was built some years ago, the owners stipulated that it had to be strong enough to take 100 people holding gin and tonics.

Leading off the diningroom, it is a terrific addition to the house adding a friendly element to what could have been a forbiddingly large property and providing a valuable link to the garden below. The garden will be another strong selling point. There are plenty of long back gardens in this neighbourhood but few are so private and so deceptive.
