Watch games from the garden overlooking Leinster Cricket Club

This three-bed property in Rathmines, Dublin 6 is for sale at €775,000

Number 15 Gulistan Terrace will be familiar to some househunters as it last came to market just over two years ago, in January 2014, as a two-bedroom property asking €675,000. It sold in April for €655,000, according to the Property Price Register.

The property is back on the market, this time as a three-bedroom house, with a price of €775,000 through agents Sherry FitzGerald, an increase of 15 per cent in 24 months.

Save for the division of the large bedroom to the front of the house into two single rooms, the property, which measures 127sq m (1,367sq ft), hasn’t really changed in terms of look and layout.

The mid-terrace redbrick has some lovely period features including leaded glass panels on either side of the front door.

The internal door to the formal sitting room has been replaced by double doors that give the ground floor an open-plan feel.

An ornate fireplace dominates while some period features – dado and picture rails and simple coving – add character.

The interconnecting doors that would have divided this room from the dining room have been removed and it opens through to a kitchen of white painted units that run along both sides of the room. Up-lit they draw the eye to the room’s decorative coving.

The cooking part of the kitchen is at this level with steps taking you down to its double sink, laundry and fridge areas. There is no access out to the garden from here, something the next owners might like to remedy.

The space the owners are sure to spend a lot of time in is the pitched roofed extension to the rear. A bright and airy space, it looks out to 26.5m long back garden, the property's real selling point. Although it is north-facing it gets plenty of westerly sun and overlooks Leinster Cricket Club.

The previous owner put a patio at the end of the garden, where he liked to watch matches from. The house also has a very compelling view of the copper dome the Church of Mary Immaculate of Sinners on Rathmines Road Lower.

Upstairs there is a decent sized bathroom on the return and a double bedroom to the rear.

The other two rooms are really singles although you might get a queen-size bed into them.

Noise phobes should note that Gulistan Terrace is the access road into a Dublin City Council waste facility – which means you will have to contend with trucks passing the door early in the morning and with cars delivering their recyclables to the facility which is open from Monday to Saturday all year round and on Sundays from May to September.

Recent sales on the terrace, according to the Property Price Register, show that number 8 sold for €585,000 in February 2014, number 1 sold for €660,000 in November 2013 while number 12 sold for €400,000 in March 2012.

Parking is on street.
