Address: 7 Alexandra Terrace, Dundrum, dublin 14
Price: €400,000
Agent: Lynam Auctioneers

Part of a quiet, gently ascending cul de sac off the main Dundrum road, number 7 Alexandra Terrace is a stalwart of its time and origins. A solidly constructed redbrick, it has easy-to-live-in spaces, high ceilings that give an expansive feel and some of its original, 1890s features intact.

It compares favourably with any apartment of similar size and for similar money in the area.  Two bed apartments in Dundrum’s Rockfield development are selling for roughly the same price (the most recently sold went for €395,000) and come with management fees and limited parking. 7 Alexandra Terrace’s venerable age and location give it seclusion, a small rear yard retreat, the pleasures of a communal green space just feet from the front door and street parking.

It also has a 70sq m (753sq ft) floor space, two bedrooms, a shower room, open plan ground floor with kitchen/dining/sittingroom. Agent Lynam Auctioneers is seeking €400,000.

The terrace was built around 1890 and named after Princess Alexandra, who had visited the city some five years earlier. The ground floor fireplaces, though period pieces, are interesting but not original to the house. The feature marble fireplace in the sittingroom, which has inlaid wood, decorative tiles and a copper canopy, comes from France.

The mahogany fireplace in the dining area, where the floor is tiled and where there is a large velux, has an inset wood burning stove. Polished hardwood floors in the hall, sitting and bedrooms are original. Dado rails give a nice period touch and internal doors are the solid, panelled kind.

A rear extension housing the kitchen/dining area, shower room with toilet and small rear hallway to the yard pre-dates the 1990s, needs some updating but is in good working order. Kitchen worktops are tiled and there is a window onto the rear yard.

The bedrooms, front and rear, have fine, high ceilings. The front bedroom has an original cast-iron fireplace. Residents of the terrace lend a hand to help with the upkeep of trees, bushes and plants which keep the communal green space  secluded and interesting.
