Third Victorian redbrick for sale on popular Ranelagh square

The sale of 63 Dartmouth Square by auction at the start of the summer, for €1.92 million – a staggering €500,000 over the AMV – has been the talk of the Ranelagh square.

Since then, two houses have come up for sale and quickly gone sale agreed – at prices believed to be slightly higher than the asking price – and now a third has an estate agent’s board outside.

Number 43 is on the east side of the square, a mid-terrace two-storey over garden level Victorian redbrick.

Sherry FitzGerald is the agent and the asking price for the 210sq m (2,260sq ft) house is €1.6 million.

As is usual in an area with older properties, all the houses that come up for sale do so in various states of refurbishment and modernisation – also some have off-street parking and mews sites – so price comparisons are difficult.

This house has been a family home for the past 30 years and comes to the market with a self-contained bedsit to the front down at garden level, while the family kitchen remains at the rear at garden level with access out to the garden.

Space

New owners buying at this price level of the market are unlikely to want to maintain that arrangement and will probably want to knock through so that the entire garden level can become a large kitchen and family space.

Apart from that, the layout is as expected.

Off the entrance hall, up a flight of granite steps, are two interconnecting reception rooms both with fine fireplaces. A single glazed door in the rear room opens out to a timber deck.

Upstairs there are three double bedrooms, two to the front, one to the back – none have their original fireplaces and there are no en suites. The family shower room is at the top of the house.

So, while the house could easily be simply moved into after top-to-bottom redecoration, new owners will most likely embark on a programme of renovation.

Next door has extended in recent years by building a three-storey rear extension – which might, subject to the usual planning requirements, be an option for new owners of number 43 looking to get extra bathrooms and bedrooms.

The mews site, at the end of the 21m-long rear garden, was sold off many years ago.

It’s worth noting that number 43 doesn’t actually overlook the well-maintained Dartmouth Square as it is situated in a short spur leading down the canal road. Parking is on street.
