Ridgewood is a large development in Swords of some 1,500 homes that was started in the 1990s by family building firm MKN Property Group.

Situated between the village and Forrest Little Golf Club, development stalled during the crash and restarted in 2012 with the firm constructing about 40 three- and four-bed semis at The Cedars and another 80 at The Elms, both in Ridgewood.

With confidence returning to the market, they decided to start on the final tranche of land there to build Ashfield, an estate of 173 homes on 14 acres that is accessed within the mature development – lending it a very established feel. There are also seven football pitches, two playgrounds, a Tesco Express, McCabe’s Pharmacy, a medical centre and a Tigers Childcare

Made up of mainly three- and four-bed semis, with parking on the drive outside and a side entrance to deal with bins, the first phase is of 35 starter homes launched two weeks ago. Built to a layout by Delphi Design Architects and set over two storeys, 25 have already been sold.

Ten left

Ten properties remain. There are three four-bed semis of 130sq m (1410sq ft) asking €325,000; one three-bed semi of 116sq m (1254sq ft) asking €325,000, five more three-bed semis, with west-facing back gardens and measuring 116sq m (1250sq ft) are asking €337,000, and one three-bed terraced house of 109sq m (1184 sq ft) is seeking €310,000.

There is scope to convert the attic in most of the houses, subject to planning.

It is situated on the city side of Swords and serviced by the Swords Express bus service. Travel time to the city via the Port Tunnel is 25 minutes. Demand for this scheme has been strong, and the firm has begun developing the showhouse complex for the next phase of 45 homes due to come to market after Christmas.

MKN Property Group is also selling Churchfields, a small infill development on Clontarf Road of mainly three-bed, three-storey terraced houses asking €625,000 each.
