Wild brown trout lake fisheries are something of a rarity in western Europe, with only 12 such remaining, and of those 11 are located in Ireland. Lough Conn is considered to be Ireland’s premier wild brown trout angling fishery, and this cottage is an angler’s delight. Set on the shores of the lake – there is direct access across the road for trout fishing – it was purchased by its current owner in 2007.

Over a century old, the original cottage has been re-roofed and extended to give 100sq m (1,076sq ft) over two floors.

The totally private site extends to 2.15 acres at the end of a mature tree-lined avenue, the house is entered by a traditional half door into the main livingroom with chequered floor tiles underfoot and a vaulted ceiling above.

The original open hearth has been replaced with a stove inset allowing much heat to be retained during the winter months, this is also facilitated by the new hardwood sash windows.

The property has two main bedrooms, one of which is en-suite and a further attic room currently used as guest accommodation.

A flat roofed extension was added, which allows a separate kitchen and breakfastroom in addition to the diningroom which sits adjacent to the living space.

The property is equidistant between Ballina and Castlebar – both are a 15-minute drive. Foxford is the nearest town, where there is superb salmon fishing on the river Moy.

The property would suit those with a penchant for fly fishing, or simply a secluded bolthole in rural Ireland. The lake angling season runs from February to September, and it is estimated that Lough Conn produces 400-500 salmon and 8,000 trout annually.

The area is also a walker’s paradise; Drummin Wood has some of the most scenic walking trails in Mayo, with both lake and mountain views.

The charming thatched cottage is on the market through Tuohy O’Toole seeking €285,000.
