New development of 11 properties on Maxwell Road in Rathmines


On Maxwell Road in the heart of Rathmines, where the old Winfield Ford garage once stood, is a new development of 11 homes.

The site was bought by a group of investors in 2008, planning was given in 2010 and finally construction began in February 2014 – making this a turnaround of just a year from start to finish.

Designed by architects Extend and built by Amazon developments, which is headed by Derek Mc Guckian and Conor Miley, these homes are all A3 and A2 BER rated.

“We could have sold these off plans, but we wanted to wait until it was all perfect – tarmac down, landscaping finished, parking done – people want to touch and feel what it is really going to be like when they come to view,” says Paul Higgins, the contract manager with Higcon Construction.

Georgian style

The jewels of the development are the two Georgian-style four-bedroom houses, with 2,028sq ft (118sq m) of floor space they have full redbrick exteriors, four floors and a balcony.

Inside they do not disappoint with the showhouse styled by interior designer Blaithín Rogers of BR Design who added light with large mirrors and made the most of large bay windows and high ceilings.

Highlights of these houses, which come as standard, are the subway tiles in the bathrooms and the functioning open fireplaces in each of the living rooms. When you open the front door you can see right down to the back garden through wall length Carlson sliding doors. Rounding the corner into the heart of the estate there’s quite an aesthetic contrast.

The smaller über-modern, contemporary houses comprise the rest of the development.

Large automated garages stand where you would normally find a living room and dark brown powder-coated aluminium sheeting covers the exterior.

Once through the door however the design is not dissimilar to the mock Georgian houses, without the high ceilings and coving, but still retaining the large Carlson patio doors and light-filled rooms with large windows.

Most of these are three-bedroom houses, ranging from 958sq ft (89sq m) to 1,194sq (111sq m).

Prices are as expected for such a sought-after area in Dublin 6, ranging from €475,000 for the two-bedroom contemporary house up to €850,000 for the four-bedroom Georgian houses.

The houses will go on the market when viewings begin on Saturday and Sunday, February 7th and 8th, from 12 to 2pm.
