A LARGE three-bedroom mews house at 60 Heytesbury Lane, Ballsbridge, has a distinctly English country cottage feel to it. It goes to auction through Gunne on March 24th and carries a guide price of £350,000. This is an unusual house with a lot of character and a surprising 1,700 sq ft of space. It was substantially extended some 30 years ago and, while the rooms in the newer part are on a much larger scale, they are still in keeping with the period character of the house. The front door opens into a room which doubles as a hallway, with its open-tread oak stairway. This cosy, den-like room, with a redbrick fireplace, could be used either as a dining or living room.

The galley-type kitchen comes with extensive built-in cupboards, including one entire wall of shelving. Off this is the outstanding feature of the house - a large reception room with beamed ceiling and maplewood floor, which overlooks the pretty secluded garden.
