Houses in the Lucan area are inching up in price as a busy new homes season winds down to the Christmas recess. Launching this weekend is the final phase of 30 three-bedroom semis at Tiernan Homes's Finnstown development. Prices are from £150,000 and some houses may go up to £155,000, depending on their position within the scheme. Selling agent is Leahy Property Consultants.

The site is directly opposite the Finnstown Country House hotel and golf course. It is about a mile from the village in pleasant open countryside, although there will inevitably be further development of the surrounding farmland in coming years.

Builder Joe Tiernan has been chairman of the HomeBond scheme for several years and the standard of finish in the Finnstown houses shows attention to quality. The brick-faced exteriors are pleasing to the eye and there are good landscaped open areas.

Earlier phases of Finnstown Abbey and Finnstown Priory were sold out within a week of their launch last year, says the agent. These are now occupied and beginning to mature. The last 30 houses, on show from Saturday next, are similar in design and layout to those in previous phases and will be ready to move into before Christmas.

Construction of the entire phase is well advanced and parkland areas are landscaped. Viewers will have a chance to see the exact properties they are buying and the general setting.

The houses for sale are all 1,120 sq ft three-bedroom semis with good front gardens. Exteriors are three-quarters brick and rendered, with two-storey bay windows, a pointed front gable and tiled porch. The interior layout is in traditional style and exceptionally bright. There is a downstairs lavatory off the hallway. The sittingroom has a deep box bay window, ceiling coving and a centre rose. However, the fireplace allowance of £400 may not cover the very attractive showhouse model. Oak doors with glazed panes open to the diningroom, which in turn has sliding glass doors to the garden.

The kitchen is at the back of the house and has room for a breakfast table. The working area is small, with a fairly limited supply of units. Upstairs, the main bathroom is a generous size with quality fittings. There are two double and one single bedroom off a well-lit landing. The largest bedroom has wall-to-wall wardrobes with bedside shelves and a good-sized en suite shower room with standard tiling. Bedroom two is also a double room with good wardrobe space and the third bedroom is single, with wardrobes.

The Finnstown houses are set within a railed boundary wall along the road from the Lucan bypass and the Superquinn shopping centre. Griffeen Valley Regional Park is 70 metres from the development and there is a primary school and a community college within walking distance. A car journey from O'Connell Street took 20 minutes in off-peak traffic.
