Seven large detached houses in Rathmichael, Co Dublin, go on sale today through joint agents Lisney and Ross McParland. Prices are from £695,000 (#882,470).
White Gables is being developed on a mature site off a small road to the side of Rathmichael Manor estate, which is close to the Loughlinstown N11 roundabout. The builders are Wardell Brothers of Celbridge and the scheme has been designed by the architect Niall Brennan & Associates. Work on four of the seven houses - very roomy at 2,260 sq ft - is well under way and they should be ready to move into within two months. The remaining three houses will be completed by the end of the year.
Interiors are to a high specification, with unusually generous standard features, such as white limestone entrance hall floors, oak timber floors in the sitting and diningrooms, and conservatories with hard-wearing Chinese slate floors. Three of the bedrooms have en suites, and the 250 sq ft floored attics with Velux windows have full staircases already in place.
Exteriors are half-brick on all sides, with limestone string courses and limestone portico surrounds. There are gravelled driveways and cobblelock pathways to the front door.
The small private development is approached through electronic gates along a treelined driveway and it is set well back from the road for privacy. Inside, the luxurious finish is impressive. The kitchens is very large, with cherrywood units, granite worktops and an island unit with breakfast bar. Skirtings, architraves and doors are solid oak and the windows are also in timber.
The specially commissioned limestone fireplace in the sittingroom has a cast-iron inset and there is a timber fireplace in the family room. There are low voltage downlighters in the main reception rooms and in two of the bedrooms.
Upstairs, four of the five bedrooms have attractive white latticed wardrobes and three of the bedrooms have en suites. A carved staircase leads to the attic, which is floored in tongue and groove and has three Velux windows. The gardens are generously sized and will be fully landscaped with plenty of open green spaces, say the agents.
Although it is set in countryside and enjoys distant coastal views, the White Gables site is less than 10 miles from the city centre along the N11, and is well positioned for the coming Southern Cross motorway.
