Good family homes start at £131,995

The final phase of the Hayden's Park scheme at Lucan, Co Dublin, is launching this week

The final phase of the Hayden's Park scheme at Lucan, Co Dublin, is launching this week. First-time buyers will be interested in competitively-priced three-bedroom semis from £131,995. There are also four-bedroom semidetached and detached houses priced at up to £157,995. A choice of design in the larger houses, standard fireplaces, wall-tiling and particularly well-planned interior layouts should attract a good deal of general interest.

The selling agent is Ross McParland and three showhouses will be on view on Saturday and Sunday. The 82 houses on offer in this phase mark the completion of Hayden's Park, which was constructed by both Tara Homes and Kingscroft.

The houses will be ready for occupation by late spring and early summer next year.

The Hayden's Park site is located on Hayden's Lane just off the Newcastle Road, about a mile from the village centre. Visitors to the four showhouses this weekend can see earlier schemes which are nicely landscaped and beginning to mature. On the market this weekend are 34 three-bedroom semis, 34 four-bed semis and 14 four-bed detached houses. Exteriors are of brick and tile with a granite keystone feature and arched porches.

Doors lead into a very large open-plan kitchen/dining area. Units are Shaker-style maple and double doors lead out to the garden from the dining end. Two of the three bedrooms are double and there is one single. The double bedrooms have fitted wardrobes and the main bedroom has an en suite shower room. Wall-tiling is standard in the family bathroom, the shower room and in the kitchen. Four-bedroom semi-detached houses measure 1,320 sq ft and are priced from £141,995. They have coving in the hallway and sittingroom and a guest lavatory and windowed utility room off the hallway. The sittingrooms are larger than in the three-bedroom houses and include attractive old-style pine and tiled fireplaces. Double doors lead through to the diningroom, which has glass doors to the garden. Outside, fair-sized gardens come levelled and seeded and are fenced to the rear. The kitchen has maple units with chrome handles and galley rails. There is also a good breakfast area with sliding doors to the outside. There are two single bedrooms and two double rooms and a family bathroom upstairs. Three of the bedrooms have fitted wardrobes and the main room is en suite. Co-ordinated wall-tiling is standard in kitchen, bathroom and en suite.

Two different layouts are available in the largest house, a 1,340 sq ft four-bedroom detached, priced from £157,995. One house-type is identical to the four-bedroom semi. The other has a porched entrance to the side.

The sittingroom has two windows, one arched, looking out to the front and a timber fireplace is standard. Next door, the separate diningroom has two tall corner windows. The kitchen/breakfastroom is roomy and has a utility room and doors to the garden. Three of the four bedrooms upstairs have fitted wardrobes and the main room is en suite. Front gardens will be levelled and seeded and shrubs will be planted. At the back, the gardens will be levelled and a patio area laid out. One of the attractions of Hayden's Park is its extensive parkland, with additional open greens for each phase of the scheme.
