The Newlands Manor development backs on to a 280-acre park, with private key access for residents. Prices start at £169,950 (215,790) for three-bedroom mid-terrace houses and from £189,950 (241,190) for large four-bed end terraces and semis.

Developing company Garland Homes, which has a reputation for not stinting on finish, is including large floored attics with folding ladder access. Agent Hooke & MacDonald will be on duty from today at the site, where two showhouses will be open for visitors.

The main attraction will undoubtedly be Corkagh Demesne, adjoining the development and with two private entrance gates for residents. The 280-acre open area includes meadows, woodland, sports pitches, ponds, an arboretum and an adventure playground.

Newlands Manor is a small development on seven acres tucked behind the Green Isle Hotel and with an eventual flyover access to the N7. The 30 houses currently on sale will be ready for occupation from September to December this year and the entire scheme will be completed within 18 months.

Landscaping is an important aspect. Previous Garland schemes such as Leinster Park at Harolds Cross and The Old Rectory at Lucan are worth a visit to see how quickly the grounds have matured.

Mature sycamore and chestnut have been planted along the verges, blending with older trees in the park. Communal front gardens will be planted with perennials, with enclosed back gardens levelled and seeded.

Exteriors are of yellow brick and dash, with tiled porches and box bay windows. There are 16 three-bedroom mid-terraced houses with 1,150 sq ft of living space, priced from £169,950 (215,790).

The floored attic room has folding stair access. Back gardens are predictably compact, with a small terrace off the kitchen.

Viewers should turn off the N7 at Bewley's Hotel, take the second turn towards the Green Isle and the Newlands Manor development is just past this.

A flyover giving access to the development and adjoining Bushfield estate is proceeding through the planning process.

Work on the Luas is currently slowing traffic on the way into the city, but an off-peak journey to the quays should take about twenty minutes.
