DUBLIN 8: FROM €299,000THE FINAL tranche of apartments at the old Nestlé factory in Dublin 8 come on the market today. Hooke & MacDonald is releasing the last 25 units at the scheme in Dublin 8 and will be opening three show units on the site for the first time this afternoon. The selling agent is marketing the scheme as the Old Chocolate Factory, but on the insistence of Dublin City Council, the actual address will be Kilmainham Square.
The 200-apartment scheme is being developed by John Lally's Lalco. He paid €25 million back in 2004 for the factory site, which is on the South Circular Road close to the Royal Hospital and Kilmainham Gaol.
A new Hilton Hotel, offices and retail space also form part of the Kilmainham Square scheme.
The scheme sold well when first launched off plans in 2005, mainly to first-time buyers keen to get a foot-hold in a handy city location.
Prices have moved on since the first launch. One-bedroom apartments cost from €299,000, two-bedroom apartments from €395,000 and three-bedroom apartments from €479,000.
Car-parking spaces can be purchased for an additional €30,000.
The Suir Road Luas stop is a five-minute walk from the development and the Phoenix Park is also a short walk away.
