Developers have their work cut out impressing property buyers these days. Thanks to the building boom, purchasers have come to expect high spec developments in accessible locations with a good range of on-site facilities. Pierse Homes hopes to exceed those expectations with Marrsfield, their new family friendly apartment scheme in Dublin 13.

With a nearby Dart stop, a town centre at Clongriffin and two substantial parks, all to be completed in time for the first residents, Marrsfield has been designed to create a new community on the northside of the city.

The first 40 units go on sale this Saturday 24 March through HT Meagher O Reilly. The launch phase will include a mix of one, two and three-bedroom apartments as well as two-bedroom duplexes and three-bedroom penthouses. A two-bedroom show apartment will be on view at the on-site marketing suite between 12 and 5pm this weekend.

Prices for one bedroom apartments start at€285,000 and all of these are over 47sq m (500sq ft).

Two bedroom apartments start at €360,000 with three-bedroom apartments from €390,000.

Designed to appeal to a range of buyers, Marrsfield has a high proportion of large two and three bedroom homes. The largest unit is the two-bedroom penthouse which at about 111sq m (1,200sq ft) would be ideal for people trading up or down who wish to remain local.

Located in Clongriffin, just off the Malahide Road and a short drive from the beach at Portmarnock, the development comprises five blocks of either five or six floors.

Considerable thought has gone into the layout of the scheme which faces south.

Nestling between the Mayne River Park and Fr Collins Park, all of the units will have park views or overlook internal courtyards.

Architects Conroy Crowe Kelly have ensured a strong community feel by creating small core units within each block which should also help reduce noise.

The light-filled interiors have open-plan living/kitchen areas with designer kitchens and electrical appliances.

Bathrooms and en suites have underfloor heating, recessed lighting, and Italian tiling.

Spacious bedrooms have sleek fitted wardrobes. All of the units have south-facing balconies, good storage space and include a separate utility room plumbed for washer/dryer. Most of the units are dual aspect.

First completions are expected towards the end of 2008, to coincide with the opening of a new Dart station at Grange Road, just a short walk away.

Also nearby, and currently under construction, is Clongriffin town centre. This will include a 60 bedroom hotel, a multi-screen cinema, anchor supermarket, department stores as well as a primary healthcare centre, pubs, restaurants and cafes.
