Apartments and duplexes starting at £295,000 and houses from £655,000 aimed at the top-end of the market go on sale today at Carrickmines Wood, Carrickmines, Dublin 18.
The fact that these are alongside the £1 million homes which made headlines last year will no doubt attract many voyeurs to the new show apartments and houses over the weekend. Most of the millionaire houses are already occupied and the landscaping is taking shape. Park Developments has built this phase to a similarly high specification. As would be expected in developments of this calibre, good quality marble fireplaces and wall tiling is standard. Both houses and apartments have Junckers wood block flooring in hall and reception areas and there is liberal use of white oak and glass blocks to encourage light.
Buyers can choose their own SieMatic kitchen, which comes with a complete range of Neff appliances. Room sizes are generous and there are walk-in dressing-rooms in most of the main bedrooms. Some of the houses in the early stages of the present phase have been pre-sold to buyers on a waiting list. Selling agent Hamilton Osborne King expects Carrickmines Wood to appeal to buyers trading down from larger houses in the south city and families looking for a safe environment for children.
Ten two-bedroom apartments, one two-bed duplex apartment and 23 four-bedroom and five-bedroom houses in three different styles will be on offer. Least expensive is the 900 sq. ft duplex costing £295,000, which proved a best-seller when the first phase was launched last September. This has a good sitting-room with a decked balcony off and a galley-shaped kitchen behind a glass block wall. A utility room is at one end of the kitchen and there is a handy storage space under the stairwell. Upstairs, both bedrooms are doubles with good wardrobes and there is a balcony off the main room, which is en suite.
The bulk of the apartments for sale are 1,000 sq. ft to 1,100 sq. ft two-bedroom units, from £315,000 to £320,000. All 10 apartments vary in design because of the curved shape of the block. The main bedroom has a double shower en suite and many have a walk-in wardrobe with opaque glass-panelled doors. Ground floor apartments have large sitting-rooms, smaller kitchens and a wide deck roomy enough for a party.
Three types and sizes of houses are also for sale in this phase. There are nine five-bedroom and 10 four-bedroom houses set in cul-de-sacs. The larger houses of 2,388 sq. ft cost from £655,000 to £725,000, depending on position and orientation. Exteriors are of half-brick with natural slate roofs and they have a glazed entrance porch.
The entrance hall and stairs are of white oak. The bay-windowed sitting-room has a classic-style oak and marble fireplace as standard.
Kitchens are very large and a big utility room has a good range of cupboards. All the five-bedroom houses and some of the four-bedroom houses have integral garages which most of the current residents have converted. Of the five bedrooms upstairs, four have fitted wardrobes and two include en suite shower rooms.
The 2,300 sq. ft four-bedroom houses cost from £655,000 to £720,000. This house has an inner hallway with glass block detail and a very bright interior. There is a separate sitting-room with a bay window and standard oak fireplace. The dining-room is on the opposite side of the hallway convenient to the kitchen. This is large with a breakfast area and a deck area outside. Three of the bedrooms are en suite and all have wardrobes.
Gardens are large to match the width of the houses.
