Dunloe Ewart plc is expected to net £8 million sterling when it sells two central Belfast development sites. The two sites have a total land area of less than two acres and are offered for sale by private treaty through joint selling agents Hooke & MacDonald and Hamilton Osborne King in Belfast.
The first site is at Fitzwilliam Terrace, with additional frontage on Botanic Avenue and University Road, south of the City Hall. This is a 0.77 acre site in a popular residential location close to Queen's University. There is a planning application pending for a mixed development of 77 apartments, 12,600 sq ft of office accommodation, 1,800 sq ft of retail accommodation and 97 car-parking spaces. There is strong demand for both residential and commercial accommodation in and around Fitzwilliam and this site is expect to sell for £4 million sterling.
The second site comprises 1.04 acres with frontage on to Wellwood Street and Glenalpin Street. Just off Great Victoria Street, this site is close to the railway station and is directly opposite the Lincoln Centre, which is under construction.
The Wellwood Street site is located within the boundaries of the Belfast Urban Area Plan 2001 and forms part of a larger land area which has a current planning application in for 290 apartments. This site can expect to net £4 million sterling.
