Deansgrange complex sells for £2.1m-plus

A CONSORTIUM led by John McCabe of McCabe builders has paid in excess of £2.1 million for the former Shamrock Foods premises at Deansgrange Industrial Estate, Co Dublin. The building has a floor area of over 89,000 square feet. Shamrock Foods, part of the IAWS group, has relocated to a new facility at Marywell Industrial Estate at Ballymount, off the Naas Road. Over 47,000 square feet of the Deansgrange building is let until October, 1998, at a rent of £189,000. The balance of the space will be divided into units of 2,000 to 12,000 square feet and let through the Gunne agency, which also handled the sale. The space is expected to make around £4.50 per square foot.

Under the terms of the acquisition, the consortium has taken responsibility for an adjoining 15,000-square-foot modern industrial unit, which is held under a 35-year lease from 1979 at a rent of £59,500.
