Dublin 24 from €415,000: The penultimate phase of 39 houses at the 500-unit Hunterswood scheme in Knocklyon are on the market, writes Kate McMorrow.

Today's launch of three and four-bedroom houses at Ellier's Hunterswood scheme in Knocklyon marks the penultimate phase of this popular scheme, where 500 units have been sold to date. The development is off Ballycullen Road, Dublin 24, in the foothills of the Dublin mountains and minutes by car from the Knocklyon exit of the M50.

Showhouses will be on view and Sherry FitzGerald New Homes will be taking bookings from noon today for a variety of houses, aimed at the first-time and family market. Houses with gardens are a rarity and demand is likely to be strong.

Hunterswood is now almost totally occupied, so prospective buyers can see first-hand the superb landscaping and general finish that is a signature of Ellier projects. The houses are designed on different levels and the variety of styles gives a village look. Landscaping is planned around a series of green areas, with cycle paths and walkways. Some houses are partly cedar-clad.

A total of 39 houses are for sale in this launch, fairly evenly spread over five different styles and sizes. Interiors have a sleek contemporary finish, with pale-coloured wardrobes, chrome door fittings and wall-hung bathroom ware. Ellier has sourced unusual marble-look bathroom wall covering which resembles grout-less tiles. Downstairs toilets are plumbed for a washing machine.

Prices start at €415,000 for 93sq m (1,000sq ft) three-bedroom houses with a sittingroom, open-plan kitchen/diningroom opening to the garden, bathroom and downstairs toilet/laundry room and three bedrooms, one en suite.

The next size is a 99sq m (1,060sq ft) three-storey house from €425,000 with three bedrooms and a flexible layout. Some existing owners have availed of the rent-a-room scheme, letting the two first floor bedrooms and bathroom and retaining the top floor double bedroom, en suite and dressingroom for their own use.

Detached three-bedroom 100sq m (1,080sq ft) corner houses with an L-shaped layout have a long window on the staircase which produces good natural light. There is a small number of these, from €465,000.

From €485,000 buys a 123sq m (1,320sq ft) three-storey house with four bedrooms and a similar layout to the smaller three-storey houses. Some are semis, some detached, with gardens which are particularly wide, making them a popular option.

Just four semi-detached four-bedroom split-level houses are for sale in this phase. Living space is 133sq m (1,432sq ft) and prices are from €540,000. Stairs lead either up or down to a huge kitchen/dining/living area which spans the back of the house. There is a sittingroom at entrance level and four-bedrooms - one en suite - on two upper floors.

A purpose-built crèche is already operating at Hunterswood and there is another in the small shopping complex across the road at Woodstown village. While the council will be taking responsibility for roads and lighting, there is an annual charge of about €400 for maintenance of the greens and flower-beds.

Houses in this phase will be ready to move into by this summer, when the final phase at Hunterswood is expected to go on sale. Viewing extends from noon today through to Sunday afternoon.
