Dublin 9 from €339,000: With the worsening traffic situation, living within reasonable commuting distance of the city centre is an important factor for the current crop of new homes buyers.

This is one of the attractions of Milner's Square, a €120 million residential development off Shanowen Road, Santry, Dublin 9. The development is located on the city side of the Omni Centre, close to Dublin City University, on a QBC and near the airport, M50 and M1. A proposed new Luas line will run by nearby Santry Demesne.

Hooke & MacDonald will be launching a new off-plans phase of 35 apartments at Milner's Square from noon today at their on-site marketing suite.

Prices at Milner's Square start at €339,000 for one-bed apartments of 46-60sq m (495-645sq ft). Two-bedroom units of 69-82sq m (740-880sq ft) cost from €399,000. Extra-large two-bedroom duplexes of 92sq m (990sq ft) are priced from €450,000.

Completions in 2008 and 2009 will give first-time buyers plenty of time to arrange finance.

Developer Hanly Homes and architects O'Mahony Pike have produced a strong interior specification. An integrated cabling system will be installed, with telephone, broadband and sound co-ordinated in one central hub. Smart Homes wiring is also part of the package and the apartments will be wired for SkyPlus. Ash veneer internal doors will be provided and central heating will be gas.

Contemporary vanilla gloss Alno kitchen cupboards will be topped with polished granite worktops and finished off with a full range of Neff integrated appliances.
