Apartments in upmarket developments have held their value in a market where it appears that prices of some others are beginning to slip - as a number coming on the market this week show.

Number 47 The Sweepstakes, a two-bedroom apartment with balconies at the front and rear, comes to auction on March 3rd through Jackson StopsMcCabe with a guide of £360,000.

Number 47 is a third floor apartment in a block near to the entrance of this large very private development just beyond the bridge at Ballsbridge.

It is cleverly positioned, however, so that its rear balcony looks directly over the Dodder River, one of the most pleasing aspects of The Sweepstakes.

The accommodation in number 47 consists of over 930 sq ft of space, not including the balconies. A double bedroom, with built-in wardrobes, and a good-sized diningroom both open on to a front balcony through patio doors. This looks over busy Ballsbridge to the Dublin mountains.

The kitchen sits right in the middle of this long, wide apartment. It is bright and well-fitted with floor and wall units, and plumbed for a washing machine and dishwasher.

An attractive glass-windowed hatch opens into the livingroom, providing the kitchen with natural light from its patio doors.

The comfortable livingroom opens through double doors off the entrance hallway. It has a large tiled mahogany-surround fireplace with a coal-effect gas fire. The patio doors open on to the rear south-facing balcony with its riverside view.

The main bedroom is another long, wide room, with a good bank of built-in wardrobes. It also has patio doors on to the rear balcony. It has a good-sized part-tiled en suite with a bath and Mira 88 shower - as does the main bathroom off the hallway.

The apartment has basement car-parking, an alarm and gasfired central heating. Its maintenance charge is £970 a year.
