A site with full planning permission for 13 apartments at the junction of the South Circular Road and Dolphin's Barn Road in Dublin 8 is expected to make around €1.7 million when it is auctioned by Hamilton Osborne King on October 5th.

The planning permission provides for the apartments over four floors with two ground floor retail units, as well as basement storage and a ground floor and lower ground floor office section. The scheme will attract Section 23-type tax incentives.

Size matters as Next hits the jackpot with new store at Liffey Valley centre

Fashion retailer Next appears to have hit the jackpot after moving to a larger unit - six times the size of its original store - in Liffey Valley Shopping Centre in west Dublin.

After relocating from a 465 sq m (5,000 sq ft) unit to one of 2,787 sq m (30,000 sq ft), the company's turnover target for the first day of the summer sale was reached by 11 a.m. The new fit-out for the store mirrors that of the recently opened Next store in Oxford Street.

Bernadine Hogan of Hamilton Osborne King says the relocation of Next has greatly added to the pedestrian flow in the rotunda and the centre as a whole.

Former ESB depot on 1.32 acres in Carrigaline, Cork for sale

Colliers Jackson-Stops is handling the sale of the former ESB depot in Carrigaline, Co Cork, which goes to tender on October 21st. The single-storey commercial building, including a former shop, extends to 296 sq m (3,184 sq ft) and stands on a site of 1.32 acres.

Frank Ryan of the selling agents says the property will undoubtedly be viewed as a redevelopment opportunity, though it was anticipated that some interested parties may seriously examine the property for a continuing depot or professional use.

Early buyers to save on stamp duty at Fonthill warehouse scheme

Early buyers of a new development of 15 warehouses-cum-office units at Fonthill Industrial Park near Liffey Valley in west Dublin can save on stamp duty if they move quickly.

Construction work on the 15 units is about to begin, meaning that early buyers from Jones Lang LaSalle will only have to pay stamp duty on the site costs. Four of the units, including the largest at 673 sq m (7,244 sq ft), have already been sold. The remaining units at The Courtyard range from 310-378 sq m (3,337-4,069 sq ft) and Woody O'Neill of the agency is quoting prices of €517,210 and €630,663 respectively. He is also quoting an annual rent of €45,774 for the larger unit and €37,539 for the smaller ones.
