THIS FOUR-BEDROOM house in Dalkey, Co Dublin, was built by the current owners in 2004.

Emoclew, which is for sale by private treaty through Sherry Fitz-Gerald at €2.8 million, extends to 270sq m (2,910sq ft).

It's set in a quiet cul-de-sac called Anastasia Lane off Sorrento Road, at the village end: a five-minute walk brings you to Castle Street.

The lane has a number of houses off it and Emoclew (welcome spelt backwards) is near the end.

The exterior facade is in a mix of cut stone and plaster. To the front, there is parking for three cars.

The house is entered through double doors, which open to a bright hall which all the main rooms flow from. An open metal, wood and glass staircase rises to the floor above.

The view from the front door is into a diningroom (used by the current owners as a playroom) and the garden beyond. The owner says the house was designed to suit her family but there are few who wouldn't see the loveliness of the large rooms that are perfect for family life.

A very large kitchen and breakfast room, with units painted a cheerful yellow, opens off one side of the hall. Off this there is a utility room, a cloakroom and toilet as well as a home office divided from the main space by glass doors.

The wanted this room to be very much attached to the main living space - not hidden away in an attic or secondary room.
