Show apartments open today for the first time at the Belgard Square development in Tallaght Town Centre, Dublin 24.

This is the second phase of the €175 million Section 23 apartment development. Fifty new apartments are being released by agent Hooke and MacDonald.

All 50 apartments in this phase are two-beds with prices ranging from €320,000 to €350,000. Their sizes vary from 61sq m (665sq ft) to 86sq m (920sq ft). The scheme is located across the road from The Square shopping centre and the UCI Cinema complex.

The contemporary-style apartments have full-width decked balconies. Floor-to-ceiling windows in the sittingroom and two bedrooms provide lots of natural light. Most of the units in this phase will have views of the Dublin mountains.

All the bedrooms are double and many of the apartments are dual aspect. Interior specification is good, with fitted wardrobes in both bedrooms. Bathrooms have chrome fittings, ceramic floor tiles and part wall tiling. The kitchens come ready-to-go with ceramic floor tiles, oodles of storage space in the smart fitted units, granite worktops, wall tiling and a full range of electrical appliances.

An unusually large storage room, stretching some 14 ft, houses the hot water tank and provides some generous storage space. All units have access to a landscaped courtyard. Underground parking spaces cost an additional €15,000 and the service charge for two-bedroom units is €1,300 a year.

Investors will benefit from tax-free rental income on all properties in this jurisdiction, including commercial, retail and residential. Owner-occupiers purchasing in Belgard Square can claim tax relief against all income, including PAYE, on 50 per cent of the net purchase price over a 10-year period.

When complete, the development will comprise 360 units, 5,249sq m (56,499sq ft) of retail space, a crèche and leisure centre. The Tallaght Luas stop is a stone's throw away.

SuperValu is due to open a convenience store and off-licence at the scheme and McCabes Pharmacy Group has just taken a unit.

Belgard Square is being developed by Shelbourne Developments. Laing O'Rourke is the contractor and design is by Henry J Lyons and Partners, who have created a contemporary design with a mix of polished stone, panels of terracotta brickwork and extensive use of floor-to-ceiling glazing.

Apartments in this phase at Belgard Square will be ready to move into by autumn 2005, according to the selling agents.
