Three and four-bedroom semi-detached houses are going on sale today in the latest phase of the Charnwood, Clonsilla development by Lynam Homes. There are 12 three-bedroom semis of 1,100 sq ft costing from £165,000 and 18 four-bedroom units measuring 1,250 sq ft from £178,500.

Charnwood is a sizeable scheme on a 30-acre site which has proved popular with family buyers for its nicely landscaped grounds and convenient location about eight miles from the city centre. Clonsilla rail station is a 15-minute walk from the site and there is a quality bus corridor to town which takes approximately 30 minutes outside of rush hour.

The three-bedroom houses are new to the scheme and have a bright interior layout. There is a formal sittingroom at the front which will probably be used by owners as an old-fashioned "good room". To the rear, a spacious L-shaped kitchen/diningroom and family area will be the most-used room in the house.

This has a Shaker-style kitchen, patio doors to the back garden and a feature pitch pine ceiling. Upstairs, there are two double bedrooms and one single, all with wardrobes. The main bedroom comes with an en suite. The third bedroom, which could double as an office, has an unusual arched window.

The four-bedroom houses have a more traditional layout, with a sittingroom connected to the diningroom by a Gothic arch. The end of the hall opens out to a large country-style kitchen/ breakfastroom with Shaker kitchen and a pine ceiling and utility room. Patio doors lead to the garden.

Two double and two single bedrooms upstairs all have fitted wardrobes and the main bedroom is en suite.

Gardens at Charnwood are open-plan to the front and levelled and seeded back and front.

Open spaces and generous planting of maple, beech and lime trees accentuate its rural character.

Selling agent Douglas Newman Good will be at the showhouses from today until Sunday between 2 and 5 p.m.
