Cherry Grove, a detached four-bedroom house on a third of an acre of garden backing on to the grounds of UCD at Greenfield Crescent in Dublin 4, is a very plain house in a superb location.

Branching off tree-lined Greenfield Road, Greenfield Crescent is a peaceful enclave that is still just minutes from Donnybrook, several secondary schools and the Merrion Shopping Centre. Its convenient location, and the fact that period houses in the area have gone well beyond many buyers' budgets, has pushed up prices here, and on neighbouring Greenfield Road, to a staggering degree in recent years.

A couple of years ago, a detached house here would have cost £400,000 or £500,000. Earlier this year a similar house at 5 Greenfield Crescent sold for £915,000 under the hammer.

Cherry Grove will be auctioned by Daphne Kaye & Associates on May 11th and it is likely to make well over the agency's guide of £800,000, despite the fact that it needs updating.

It is the second house to come up for sale in as many weeks. Lisney recently began an auction campaign for number 15 Greenfield Road, a very pretty detached house on the corner of Greenfield Crescent that is expected to make around £1 million at auction next month.

Apart from location, the big selling point with Cherry Grove is its large south-west facing garden backing on to UCD - "the best site on the crescent", according to selling agent Daphne Kaye. New owners will have plenty of room to extend. As it stands, the house has a floor area of just over 1,700 sq. ft but new owners will probably want to extend and remodel the interior. There is a large living-room with a wide picture window overlooking the garden and a door leading to a patio. There is also a small study and a very long, though narrow, kitchen/ breakfast-room with a service hatch opening to the living-room.

Upstairs, the four bedrooms lead off a spacious landing that is lit by a triple window. The main bedroom has a good sized en suite bathroom. There are two further double bedrooms and a single room, all of which share a family bathroom. The garden is laid out mostly in lawn and bounded by dense hedges.
