A Victorian terraced house on the banks of the Grand Canal at Portobello is to be auctioned by Sherry FitzGerald on the 8th August next. It is unusual to have an auction in August but the agents say that auctions at a similar time of the month last year created strong interest. The guide of £375,000 (€476,151) reflects the fact that the owners of 3 Windsor Terrace comprehensively revamped the 1,465 sq ft three-bedroom house when they moved in seven years ago.
This side of the canal is quiet and in the past few years several of the adjacent houses have changed hands and been modernised. This house is likely to appeal to a couple trading up from an apartment or from a smaller starter home.
Appealing at first sight because it has the look of a well maintained period house, it also has a very stylish interior. Reclaimed materials were sourced for the refurbishment, including cast-iron fireplaces and fat Victorian radiators.
Two rooms downstairs were knocked through to create a large living area, with white-painted panelled walls and recessed alcove lighting. A curved beech window-sill adds a modern touch and there are wall-to-wall bookshelves at one end. The original open brick fireplace has been stripped back and spot-lit.
An extension to the back of the house has created a huge family kitchen/dining area.
Here, reclaimed flagged floors, soft cream units and twin Belfast sinks continue the traditional look. Double doors open out from this area into the back garden.
Throughout, the absence of sharp angles, with curved walls and ceiling beams, have a softening effect. Two Velux windows give good light to the landing area. There are three fair-sized bedrooms, with solid beech and sandblasted glass wardrobes in the main room. A decadent looking bathroom has been converted from one of the original bedrooms.
There is a black-painted claw-foot bath and a decorative Victorian toilet which came from the former Friends Meeting House in Temple Bar. The house is set back from the road and the canal bank.
Some thought has been put into the small back garden which is laid out to include a built-in barbecue, flagged terrace, a small lawn and a garden shed. There is rear access to Bloomfield Avenue.
