Six of the best penthouses at Ballintyre

Dublin 16: from €1.05m: A handful of large three bedroom penthouse apartments in the Ballintyre development off Ballinteer Avenue in Dublin 16 go on sale today with prices starting at just over €1 million.

Hamilton Osborne King New Homes has six large top floor units to sell in five different blocks in the popular development. These range in size from 202-220sq m (2,174-2,368sq ft), with prices varying from €1.05 million to €1.3 million depending on size and orientation.

Ballintyre is a large mixed scheme built on the former grounds of a large period house which will eventually be restored and developed as a centrepiece to the estate. Many of the houses are already occupied. The penthouses now for sale will be ready for occupation between now and Christmas.

The new houses and apartments are built in a loose period style with pitched roofs and plenty of dormer windows both in the houses and in the apartment blocks.

These dormers mean that many of the ceilings in the penthouses are sloped. This has little impact on the large internal spaces which have ceilings and doors that are higher than standard. All three bedrooms are generous as are the en suites.

The interior has been beautifully executed by Design Associates, although buyers are free to specify their own internal fittings, which will be included in the price.

The show penthouse is centred around a large hallway off which is a kitchen, with an island unit and extractor above. The kitchen units reflect the current trend for a white gloss finish with steel handles and comes complete with a double American fridge. There is a utility room off to one side. The kitchen is big enough to accommodate a dining table from which you can look southwards over the rest of the estate to the Dublin mountains.

The livingroom is reached through double doors from the kitchen (and from the hall), so dinner guests could easily be accommodated here. There's a balcony to the south as well as a small triangular window further along the wall. Around the corner is a larger window, with views to the sea: the penthouses have three outside walls. The room centres on a gas-fired Lamartine sandstone fireplace.

You will never be far from a bathroom in this home: all three bedrooms have an en suite and there is a guest bathroom daringly decorated in black. The three en suites all have different, well executed design palettes using sleek taps and generous glass shower and bath screens. The largest bathroom has a free-standing bath, bidet, huge sit-in shower and two basins, so there'll be little jostling in the morning rush! Also in the main bedroom, which has a balcony, is a walk-in wardrobe that should easily accommodate two people's apparel.

The show penthouses have been so beautifully fitted out it would be tempting to take such a home just the way it is and avail of the designer touch. You may want to change the use of the rooms, though, and if you get in before the building work has been finished, you will also be able to specify internal alterations, says selling agent Catherine O'Connor of Hamilton Osborne King New Homes.
