Kilmainham: from €255,000: Selling from plans with Bohan Property Consultants are the last 17 units at a new development of two and three-bedroom apartments in Kilmainham, Dublin 8.

Convenience of location will attract first-time buyers to this development on the banks of the Camac River, which is within easy reach of Heuston Station and the Quays and has a Luas stop close by.

Prices start at €255,000 for a one-bed apartment measuring 44 sq m (497 sq ft) on the first floor. A good-sized two-bed apartment, measuring 77 sq m (823 sq ft), on the second floor of the development will cost €345,000. While a very spacious two-bed apartment, measuring 88 sq m (943 sq ft) on the third floor will cost €370,000.

The four and five-storey apartment blocks will front onto both banks of the Camac river, two off Old Kilmainham Road and two off Kilmainham Lane. A boardwalk will be built along the river bank as will a pedestrian bridge linking the two side of the development.

Old Kilmainham Walk is being developed by Curraghbeg Construction and designed by architects Niall D Brennan Associates. Curraghbeg's best-known previous projects include Camac Way and Kearns Place in Kilmainham and Blackhall View in Smithfield.

Upon completion, Old Kilmainham Walk will contain just 70 apartments, with 44 car-parking spaces available for €20,000 each. Buyers can expect to move in from April 2004 onwards.

Railed and landscaped gardens with ambient lighting and seating will adjoin each of the four residential blocks. Residents in the south bank blocks will also benefit from extensive roof top gardens.

Taking full the scenic waterways , the majority of apartments have large balconies and most bedrooms and sitting rooms have ceiling to floor windows.

All apartments will come equipped with modern kitchen units, fitted wardrobes and en suite bathrooms off the main bedrooms.

Annual maintenance fees are not yet finalised, but are expected to be around €1,000 for one-bedroom apartments and €1,200 for two-bedroom apartments.
