Renovated Martello tower in Dalkey reduced to €1.8m

Bartra Martello has planning permission to extend, but it’s still a steep price for a one-bed


The market may well be in recovery, but still it seems a little shy just yet of handing over €2 million for a one-bed Martello tower in Dalkey.

And so it has come to pass that Bartra Martello, tastefully restored and designed for habitation by architect Simone Stephenson in the mid-noughties, and on the market since 2014 with Ganly Walters, has returned to the market, albeit with a price cut and a sweetener.

Sherry FitzGerald has taken over the sale, and the asking price has been revised downwards to €1.85 million. What’s significant this time around is that the buyer won’t be restricted to weaving up and down the treacherous internal staircase for all their living needs (the Block still has the scars), since new planning permission has been secured.

A new contemporary wing linking to the tower will add about 100sq m of living space and two bedrooms to the original 72sq m tower. It certainly enhances the offering, as the 0.2-acre site enjoys spectacular 360-degree views from its decked rooftop patio to Dalkey Island, the Pigeon House, Howth and the Dublin mountains. But the shortcoming has always been the restricted vertical layout.

The existing structure has been impressively and very sympathetically renovated but it’s still a hefty price to pay for the tower and the promise of a new wing, which ultimately the vendor will need to commission and fund on top of the asking price.
