THE PROPERTY MARKET in Ranelagh is holding its own, according to estate agent John McNally of McNally Handy, who says more than 300 people viewed 27 Beechwood Avenue Lower since it went on the market before Christmas, asking €495,000.
McNally says that the overwhelming majority of people turning up at viewings of the four-bedroom house are mid-30s professional couples, some with children, as well as a few returning emigrants who’ve been living in Germany, Amsterdam and Dubai.
Number 27 is a mid-terrace property with a 26 ft garden and side timber shed. The 1,570 sq ft, four-bedroom home has a drawing room, dining room and a recently refurbished kitchen and is in fairly good condition, although a new owner might want to update some of the rooms.
So far he’s had seven offers and the price has gone up to €525,000. Next week he is asking for full and final offers and expects, given the level of interest, that it will achieve at least €550,000.
He says that when pitching the asking price he took into account that another one down the road languished on the market for seven months before finally selling for €690,000, but it was in super condition,
“We’re finding that the market is still active up to €700,000. ”
Number 27 is on view today between 12.30 pm and 1.30 pm. Another house nearby, number 97 Lower Beechwood Avenue, a four-bed terraced house that’s a bit smaller at 1,100sq ft is divided into four residential units and is on the market through Youngs, also asking €495,000.
