Most of Dublin's leading house-builders are likely to be in contention for the 10-acre site on Griffith Avenue, in Dublin 9, which is to be sold by tender. It is one of the top locations on the north side of the city. The site has a large frontage on to both Griffith Avenue and the entrance to a private housing estate.

A feasibility study by a Dublin firm of architects suggests that with higher densities now being achieved, the planners may allow up to 30 residential units per acre with a mixture of apartments and townhouses.

Although Gunne is quoting a guideline price of over £17 million, it will be no great surprise if it makes in excess of £20 million given its superb location and its proximity to the city. It is also within easy walking distance of Dublin City University.
