IN STEPASIDE, new show units open this weekend at Belarmine, a large-scale scheme of houses, apartments and shops nearing completion after six years of development. There are new prices for this final phase of sales, with one-bedroom units cut to €175,000, and two-beds available from €245,000. Three-bedroom apartments with around 72sq m (775sq ft) are priced at €270,000.

Each unit comes with either a balcony or a patio, and with secure underground car-parking included. The overall development, built by one of the country’s best known developers, Castlethorn Construction, includes a large convenience store, pharmacy, gym and café.

One of the first Dublin houses to be auctioned this season will be 5 Claremont Road in the village of Sandymount, Dublin 4. It’s a pretty Georgian house that was renovated at great expense by property developer John Mara but now has to be sold to repay debts to Irish Nationwide.

Set for auction by Bennetts on September 24th, it’s an attractive double-fronted house with four bedrooms, four bathrooms and three reception rooms in an overall layout of 281sq m (3,025sq ft). There’s a big eat-in kitchen/conservatory spanning the back of the house and looking out over a surprisingly large back garden.

The advised minimum value (AMV) is €1.8 million. Two years ago Mr Mara, who is the son of former Fianna Fail advisor PJ Mara, hoped to sell the house for €5 million, but more recently the price had dropped to €2.9 million.

Also in Blackrock, Cuil Min, a large detached house on the corner of Sydney Avenue and Mount Merrion Avenue, has been reduced in price from €2.75 million to €2.25 million, having been on the market since mid-summer. Savills is selling the nine-bed 336sq m (3,620sq ft) house on over 0.4 acres.

In Killiney, Co Dublin Kinvarra on Military Road is a homely bungalow standing on a third of an acre of well kept gardens. Lisney is asking €1.15 million for the four-bedroom house with 185sq m (1,991sq ft). Despite the property’s rural feel, it’s a short walk to Killiney Dart station.

Finally, families who spent their holidays in Dunmore East this summer may be thinking of buying a holiday home there. A large detached bungalow sitting high on Circular Road could fit the bill for those with €600,000 to spend.
