RANELAGH: €895,000:KILLEEN ROAD in the heart of Ranelagh, Dublin 6 is a narrow cul-de-sac lined with redbrick terraces of modest-sized houses. Number 29, a renovated and extended three-bed, is for sale through Douglas Newman Good for €895,000.

Unusually, the house next door is also for sale through the same agent at exactly the same strong price level – so if the asking prices are achieved and when stamp duty, legal fees and other expenses are paid, the new owners will each have little change out of €1 million. That’s quite a price for a modest redbrick, but then only two years ago the asking price of a similar house on the road was €1.25 million.

The owners of number 29 have lived here for eight years, refurbishing and extending to 129sq m (1,387sq ft) and decorating in a subtle, stylish way that now leaves the three-bedroom house in walk-in condition. They kept plenty of the original features, from the sash windows to the floorboards, while adding modern fixtures and fittings in the kitchen and bathrooms.

As well as extending, they changed the layout downstairs. The front room with its original fireplace and muted colours is an elegant livingroom. A kitchen extension was added on to the back reception room to create a large open-plan space. It’s been fitted with cream coloured contemporary style units with granite worktops and there is plenty of storage space worked into the design. The original kitchen is now a well-planned and kitted out utility room.

Upstairs, there is a fully tiled shower room in the return which looks so good it must have been done relatively recently and two bedrooms to the front of the house. The bedroom at the back has a large en suite with a cast-iron fireplace, and a freestanding cast-iron bath with claw feet.

The extension compromised the size of the back garden to some extent but it is still a good Ranelagh town garden. There is a back pedestrian entrance opening in to a lane shared by houses on Palmerston Road.
