DUNDRUM €2.2 MILLION:ANNEFIELD, A detached house in Dundrum is a reminder that at one time the Dublin suburb was in the country, far beyond easy access to Dublin centre and so was the location of several fine Georgian and Victorian houses on considerable grounds. The 418sq m (4,500sq ft) house was built in 1841 and now stands on 1.4 acres, although it is likely that at one time the gardens were even larger. Annefield is on Taney Road, a busy road, but this house is well back from it – the main entrance has two fine granite pillars and a long tree-lined driveway leads up to the house. The present owners bought it around 30 years ago as a family home and they did a considerable amount of work starting with the basement, which had been mostly unused. It now houses an eat-in kitchen, large bathroom, living room and bedroom.

The two upper floors are typical of a Georgian house in that the rooms mirror each other being square-shaped, high ceilings with dual aspect and at hall level, have decorative cornice work, tall sash windows and fine fireplaces.

There are three reception rooms at hall level – none of them particularly large but fine sized all the same.

There are four large double bedrooms upstairs. A small bathroom is at the top of the house.

At some time in the past a small single storey extension was added on at the back but this is unused by present owners. New owners who will most likely update the kitchen and some of the general decor, might want to convert this to a home office or some other use. The house is a protected structure.

The gardens are truly lovely, well maintained and mature with impressive trees – including a giant redwood – and it has the feeling of parkland not a domestic garden.

There are several distinct areas and pathways indicating that in the past there would have been a kitchen garden, a pleasure area and the rest. A paved patio is outside the kitchen.

There is pedestrian access to one side making Annefield even closer to the Luas stop. The house is very secluded and there is parking for several cars.
