New homes: three- and four-bedroom houses in Drumcondra from €665,000

New development in north Dublin will meet a lot of criteria for young families, or those looking for a bigger family home


A rare development of new three- and four-bed homes in Drumcondra will tick a lot of boxes for families.

Located in the quiet and mature neighbourhood of Sion Hill Road, some 69 houses are planned by builders Maplewood Residential for Sion Hill Park, with the first 15 going on sale this weekend.

This phase consists of four-bed semi-detached houses ranging in size from 171sq m (1,840sq ft) to 177sq m (1,905sq ft), with prices starting from €665,000 to €700,000. Construction of phase one homes will finish on a rolling basis from May to October.

The spacious houses have three floors and are deceptively tall. There are views of Croke Park and the Millennium Spire from the striking second floor master suite, which includes a wardrobe-lined hallway to the en-suite bathroom.

The top floor also has a large, sunny “store room”, complete with Velux window and blind, that could be used as an office, games room, den or another bedroom.

The first floor includes a large en-suite bedroom, generous second bedroom and single third room, all with built-in wardrobes.

There is plenty of living and dining space on the ground floor.

Heat pumps

The houses have very efficient A2 building energy ratings (BER) and air source heat pumps that also provide hot water on demand.
