New homes: Sunny south-facing in Naas

Kildare development of large detached and semi-detached houses from €525,000


The new development at Landen Park, outside Naas, Co Kildare, is on lands that belonged to the Oldtown Demesne, and it was first launched in March 2015 by the Tullamore-based company Capital Homes.

When completed it will comprise 112 large four-bedroom detached and semi-detached houses. Half of these have been sold with one third already occupied.

Situated next to the Millennium Park, which is home to various multinational corporations including Kerry Group’s new Global Technology and Innovation centre, it is the first foray into property development by Capital Homes, the property division of Capital Securities. There are four different house styles within the estate and all have avian-themed names. The three detached styles are called after pheasants, swans and herons. The semi-detached style is named after the lark.

Phase two comprises 15 houses, six semi-detached and nine detached. Prices have risen slightly on this second tranche because all the detached styles in this release have south-facing homes, explained Will Coonan, of REA Coonan, one of the joint agents selling the project with SherryFitzGerald O’Reilly.

In phase one, the Pheasant, a 190sq m (2,050sq ft) house, and the Swan, which measures 181sq m (1,950sq ft), sold off plans for €525,000 and €490,000 respectively. The price remains the same on the Pheasant but the Swan has increased in price by €10,000 to €500,000. The Heron, a 162sq m (1,750sq ft) property and the semi-detached, three-storey style, the Lark, which is 142sq m (1,530sq ft), sold for €455,000 and €365,000 respectively. These are now €465,000 and €368,000.

The show homes have been decorated by interior architect Michelle Hetherington and include a choice of kitchen styles, classic or contemporary. The main bathroom and ensuite and the kitchen and utility rooms are all tiled.

All the homes have underfloor heating at ground level. Each property has parking for at least two cars.

The development is about a 12-minute walk from Naas town centre. Sallins train station is a 15-minute walk.
