New attic space means Donnybrook house effectively has fourth bedroom


Number 24 Morehampton Terrace in Donnybrook is an Edwardian redbrick towards the end of this cul-de-sac off Morehampton Road.

The street was developed at various stages: there’s a terrace of houses near the entrance built in the late 1800s and a few houses built around 2000, but these 10 similarly designed semidetached houses were built in 1905.

The current owners moved in 19 years ago when the attractive-looking house had already been extended by previous owners. They did a little more updating, including landscaping the 21m long garden. Now the three-bedroom house is for sale through Sherry FitzGerald for €1.2 million.

The two reception rooms – both with original tiled Edwardian fireplaces – have been knocked through to create one large room, while the single window in the back room has been replaced with a glazed door that opens into the extended part of the house. Major renovation

Upstairs there are three double bedrooms. The largest to the front has an en suite while a second to the rear opens en- suite-style into a shower-room which also serves as the family bathroom. The third bedroom is in the good-sized return.

When the major renovation was done by the previous owners, the attic was converted with a spiral staircase for access. This has now been replaced with a full staircase – a sensible decision as spiral staircases on landings where the ceilings are this high are a daunting proposition, especially for small children.

The attic now works as a perfect space for a teenager with a good-sized and very bright bedroom with its own shower-room en suite and plenty of storage. The building regulations as regards attics mean this cannot be listed as a fourth bedroom, but for all intents and purposes it is.

Landscaped garden

At 21m long, the attractively landscaped and not overlooked back garden is a very good size and is much larger than expected of a town garden. The neighbours of number 24 have extended out further in to theirs or added garden rooms at the end without affecting the space too much.

Parking is on-street – number 24 has a small railed front garden with mature hedging – and Morehampton Terrace is quite narrow when cars are parked on either side, so it might not suit a family with multiple large cars.
