D6 beckons with rooms to improve

A four to five-bedroom period house in need of some modernisation for €1.25 million

If you can see beyond the 1970s carpet in number 34 Brighton Road you will find a very fine bay-fronted semi-detached Victorian redbrick.

With four or five bedrooms, an 80 ft garden and a double garage to the rear, it’s a strong Dublin 6 proposition.

The house retains all the original features of the era; decorative ceiling and coving, sash windows and ceiling heights that are over three metres tall.

The sunny front living room interconnects with a formal dining room that feels darker than it should because of an outside awning that prevents some light getting through. Remove it and the room will feel far brighter. The rooms have matching fireplaces identical to those in the property’s two main bedrooms.

On the return is the original breakfast room. The timber panelled ceiling makes this room also feel darker than it could be.

A Scandinavian paint treatment on the ceiling would make a big difference.

Double garage

A country-style door leads through to an eat-in kitchen that was modernised about seven years ago. It includes painted units, laminated countertops and an island as well as a walk-in pantry. The room feels bright thanks to the addition of roof lights.

There is potential in the garden, subject to planning, to do something with the double garage to the rear. There is vehicular access to the rear lane via Harrison Row. A neighbour has turned his garages into a two-storey property that houses a home gym on the first floors and cars on the ground floor.

Depending on how new owners want to configure the house it has four to five bedrooms and a dormer room. There is a large single on the return as well as a shower room.

There are three rooms on the first floor, two good doubles, the front room that enjoys the bay window is currently used as a library, and there’s a single that could also be a home office. On the first floor return there is another room and bathroom – the room is currently laid out as a kitchen but is considered a fifth bedroom by the agents.

Up in the attic there is a room and toilet.

Parking is on street to the front and in the double garage to the rear.

The house which measures 243sq m (2,620sq ft) and is Ber exempt is asking €1.25 million through agents DNG.

According to the Property Price Register, 25 Brighton Road sold last September for €1.2 million, and in November 2013 number 57 sold for €1.18 million.
