Ardstone launches first homes in new 175-unit Dublin 16 scheme from €415K

Situated in the foothills of the Dublin mountains, White Pines by Ardstone Homes, is the latest new homes scheme on Stocking Avenue.

The house-building firm is constructing about 2,500 homes in Dublin and its commuter counties over the next two to three years, says Jessica Crowley, development director at the firm. Planning has just been approved for several key schemes, including 450 homes around the Wonderful Barn, a folly in Leixlip; a further 169 units in Ashford, Co Wicklow, and 52 at Furness Wood at Johnston, Co Kildare.

Ardstone’s recent residential schemes at Castlefarm in Naas and Muileann in Kinsealy sold out phases one and two.

White Pines will comprise about 175 three, four and five-bed houses when complete but for launch the housebuilder is bringing 35 three- and four-bed units to market through agent Sherry FitzGerald. These have been set out in terraces of four and five with the three-beds all mid-terrace. There are two styles of four-bed end of terrace homes, some front-entrance, others with gable entrance.

The contemporary design by Reddy Architecture includes slim anthracite grey larger than standard alu-clad windows by Nordan, neat aluminium window cills and wide plots. It all works to create a good sense of space – for example the three-bed is almost 5.5m wide.

Show houses

Designed by Denise O’Connor of Optimise Design there are three show units and the mid-terrace three-bed is a masterclass in maximising what you can get at entry-level prices. We’re conditioned to want to invest in a house with a south-facing rear but that’s not always possible. This unit has a north-facing back garden but the property still feels light-filled and spacious. Measuring 101sq m (1,087sq ft) it is asking from €415,000.

There are 35 units in this launch phase, of which 15 are four-beds. Prices for these 130sq m (1,399sq ft) four-beds start from €470,000. Three have gable entrances and start from €480,000.

The houses have mink-coloured kitchens and quartz worktops, USB ports on the island and Electrolux appliances are included in the price to those buyers that sign contracts within 28 days. Designed by Nolan Kitchens, the four-bed houses have a separate utility room. In the three-beds the understairs space is plumbed for a washing machine but hasn’t been vented. The living rooms have wall-hung electric fires as a focal point.

The three-beds have two good-sized doubles and a roomy single. In the four-beds the accommodation consists of two good-size singles and two big doubles with wardrobes by Cawleys in all rooms. There is a lightwell in the landing and in the family bathroom, featuring Villeroy & Boch sanitaryware, a rooflight brings in some natural light. The master bedroom has a windowed shower ensuite.

The gardens will range from 61sqm to 130sq m depending on the plot. A management fee applies, and will include bin charges. Owners of the three-bed units have access to communal bins, dispensing with the need to store bins in the house.

Off-street parking is to the front and has been designed with distance between the bays and the front windows, so your vehicle isn’t the main thing you see when you look outside.

The 15B bus terminus is a five-minute walk from the development.
