Blackrock: €1m   The mews house at 7a Anglesea Avenue in Blackrock, Co Dublin is very different in style from the period houses that surround it.

The three-bedroom L-shaped cottage is bigger at 180 sq m (1,935 sq ft) than it first appears and it is also a relatively new build having been constructed around three years ago. The house, called Bird Song, is for auction on May 5th through Wyse which is guiding €1 million.

Throughout the bright, airy house the owner has gone for a country style with extensive use of natural timber, exposed granite walls and oak beamed ceilings.

The mews is two-storey to the back and side and the upstairs is accessed via a grand sweeping timber staircase in the dramatic, double-height reception hallway. Off that hallway is a reception room with feature granite fireplace with wood burning stove and double doors out to the patio at the front of the house. Also off the hall is a small bathroom. The bedrooms, two large doubles and a single as well as the family bathroom are upstairs.

The kitchen is the largest space in the house with glazed doors opening out into the back garden. While it is fitted out entirely as an eat-in kitchen, it is spacious enough to take a couple of sofas. Off it is a large utility room.

There is a large garden, nicely landscaped, to the back and side as well as an attractive gravel and slate patio area to the front of the house. A nice touch is the outdoor shed which has been built with a rough stone façade and slated roof.

The house is in a private location in that access to it is down a gated lane. However, it is a shared lane with the house to the front having vehicular access to it, and two other gardens have pedestrian entrances that open into Bird Song's patio and garden area. That being said it does feel very private, quiet and secluded.
