Dublin 6: €1.35mA house on Rathgar's Kenilworth Square combines contemporary and period detail, writes Joyce Hickey
Buyers looking for a well-maintained period house in a convenient location are bound to be interested in 10 Kenilworth Square in Rathgar, Dublin 6, a handsome terraced four-bedroom redbrick with 241 sq m (2,590 sq ft) of living space. Sherry FitzGerald is quoting a guide price of €1.35 million prior to auction on March 23rd.
The front garden is carefully landscaped, with lots of spring colour, a gravel path and granite steps leading up to the front door, which opens into a wide hall.
There's an airy feeling throughout thanks to the sun that pours in the south-facing front windows, the neutral colour scheme and the generous size of the hall and landings.
Off the hall, to the right, are the two principal reception rooms, a livingroom at the front and diningroom at the rear, connected by folding doors.
These display many original features, including matching marble fireplaces, fine ceiling plasterwork, sash windows and working shutters.
At the turn of the 20th century, the urban district council designated Kenilworth Square as an area for cycling, but now it is used more for dog-walking and football training, which can be viewed from the comfort of the front room. There is a study in the return.
A few steps lead down to the garden level, which was modified by the present owners 10 years ago to provide a contemporary living space that's well suited to family life. At the front is a huge kitchen, with hand-built, cream-painted cupboards, good quality tiling, an oak floor and a gas fire built into the chimneypiece. A large window looks out on the front patio, and a lobby leads out to the separate entrance under the front steps.
The kitchen, which was used as a set for the TV series Family Matters, opens into a bright family room that has French doors to the small but very private back garden which is mostly gravelled and paved but has lots of mature planting and creepers to soften the edges. Also at this level are a guest toilet and a well-fitted utility room.
Upstairs, the first-floor return accommodates the family bathroom and separate toilet. The main bedroom is at the rear and is a really large room with a pretty fireplace and grand plasterwork. There are two further bedrooms at the front, a sunny double and a decent single.
The fourth bedroom, another single, is at the top of the house on the second-floor return and has views over Rathmines rooftops.
