Co Tipperary: A large period home set in parkland with views of the Galtee Mountains is on the market for the first time since the 1920s, reports Kate McMorrow.

A Regency house on 48 acres of lush Golden Vale parkland is guiding excess €625,000 prior to auction on October 22nd.

HOK Country is handling sales for Suir Castle House, which has four/five bedrooms and 412 sq m (4,438 sq ft) of accommodation.

Suir Castle House is in Golden, in the heart of the Tipperary countryside and with wonderful views of the Galtee mountains. The guide price, which would buy a modest semi in an upmarket Dublin suburb, reflects the fact that the house, while intrinsically sound according to the agent, has had little spent on it for a number of years.

The upside of this is that wonderful features are undisturbed, with sash windows, fine ceiling plasterwork and marble mantelpieces all in their original condition.

The O'Malley family has lived in the house since they moved here from Mayo in 1920. The property was bought from the Massey family to celebrate the marriage of the daughter of London theatre impresario George Edwards to Major Harold MacDonnell O'Malley.

The original Georgian front doorcase opens to a pretty entrance hall.

Off this is the drawingroom, with its marble mantlepiece, decorative ceiling and alcove bookcase.

Another marble fireplace is in the formal diningroom, which has a polished wood floor. Across the hall is a second sittingroom, currently used as the main bedroom.

Three further bedrooms are to the right off the hall, one with a potential en suite bathroom which has been plumbed for this purpose.

Each bedroom has a period fireplace and the family bathroom is at the end of the hall.

Like most Regency houses, the lower level is bright and airy. A family sittingroom/bedroom five includes a carved timber fireplace and clay tiled flooring. There is a wood-floored breakfastroom with a cosy fireplace and a fitted kitchen with a solid fuel range.

Also at this level is a boot room, timber-panelled study and a playroom with twin French doors to the south terrace. A laundry room has an old Belfast sink and there is a second bathroom.

Beautiful grounds are a major attraction at Suir Castle House. Although neglected, the former walled garden could be restored. Belts of mature trees border the lawns.
