SHANKILL: FROM €375,000:A scheme of 31 plush apartments near the centre of Shankill represents the first genuine new homes launch of the season and are priced to suit the economic climate, says Fiona Tyrrell

THE FIRST NEW homes launch of the season sees glamorous apartments on offer in Shankill village with apartment prices starting at €375,000.

After a longer than usual summer break, Tudor Homes is the first developer out of the blocks with a brand new scheme called Aubrey, built on the grounds of a large Regency-style house in the village.

Tudor Homes bought the house in 2000 from Noel O'Callaghan, the former chairman of the BBA (Ireland) bloodstock agency. Thirty-one apartments in two blocks have been built in the gardens.

As this is the first genuine new launch of the autumn, sales and prices are being closely watched by rival developers and agents.

Selling agent David Browne of HT Meagher O'Reilly says that the prices at Aubrey have taken into account the current economic conditions.

Entry level at the scheme is €375,000 for two-bedroom apartments which have 68-84sq m (727-905sq ft) of living space.

Two-beds on the top floor cost an extra €100,000. They all have 85sq m (911sq ft) of living space. The top price at Aubrey is €545,000 for a three-bedroom penthouse measuring 97-105sq m (1,084-1,130sq ft).

Prices are similar to those at Olcovar, another Tudor Homes scheme which is a bit further out of the village.

In the current market it is no surprise to hear that the developer has done a very high spec fit-out at the scheme.

Standard features include fancy German kitchens, including a double fridge and marble work tops.

Bathrooms are super stylish with square loos, trendy rectangle hand basins and heated towel rails.

Four beautifully presented show apartments will open today to give potential buyers a flavour of what is on offer.

A big selling point at Aubrey is likely to be its location and setting; the site is on the corner of Quinn Road and Shankill's Main Street.

Pedestrian access directly onto Shankill's Main Street brings the Aubrey development that bit closer to the village and there is a handy pedestrian short cut to the Dart station.
