Co Kildare: from€980,000 Prices at the K Club's Ladycastle development range from €980,000 for apartments to €3m for detached houses. They come furnished and fitted right down to cups and saucers - and with two free life memberships in the exclusive golf club. Rose Doyle reports

A limited number of houses and apartments on the Ladycastle development at the K Club go on the market today with prices up to €3 million.

It's expected that many are likely to be bought by business people who are planning to entertain their guests at the Ryder Cup in 2006.

Exclusive and residential, the X apartments, 36 HOUSES AND 47 DETACHED HOMES which will make up the entire development are on an eight-acre site within the restored 550-acre Georgian estate on the banks of the Liffey in Co Kildare. A small number are being released at this stage.

Built by Menolly Homes, all are being sold fully furnished and fitted - even to the detail of having cups, saucers and lampshades - by leading designers.

Architects Brian O'Halloran & Associates have designed four different styles of house, with either three or four bedrooms in each, as well as four apartment styles. Houses have landscaped rear gardens and off-street parking. The apartments all come with parking and has its own front door and parking.

House sizes range from 152 sq m (1,645 sq ft) to 353q m (3,800 sq ft), with the smallest apartment 112 sq m (1,215 sq ft) and the largest 184 sq m (1,980 sq ft). Selling agent French Estates is quoting prices of €980,000, for the two-bed apartments, to €3 million for the 353 sq m (3,800 sq ft) detached houses.

With its eight-acre site running alongside the Smurfit Course, Ladycastle residents will be a short walk from K Club's golf courses, country club, restaurant, hotels and leisure facilities.

Buyers will also find themselves with two full K Club memberships IN PERPETUITY and will share the tree-lined entrance drive with the new, Smurfit Course clubhouse.
