Three stunning penthouses in the Warehouse, a loft-style development in Dublin, go on sale today.
Prices range from £460,000 to £560,000 for the twobedroom duplex units, which stand out from other apartments in the city not only because of their industrial feel but also because they are particularly large. The smallest of the duplexes is 1,646 sq ft, while the largest has a massive 2,421 sq ft. The building is a former clothing warehouse off Clanbrassil Street, near the Liberties, and in the past four years it has been converted by developer Michael Roden under the supervision of architect Mary Donohoe. She carved up the unprepossessing looking 1950s factory into what is the largest - and possibly only true - loft-style development in the city.
The three penthouses now on offer differ from the rest of the units in the building in that they are being sold with a basic fit out. This includes internal walls, a fitted kitchen and a bathroom. This time last year, the other units were sold as core loft spaces - industrial-looking shells with only four walls and concrete floors. There are eight penthouses in the Warehouse scheme and initially the developer held four of them back with the intention of renting them out. He has now decided to release them on the market, with the furnished show apartment selling for £550,000 earlier this week.
The three penthouses are duplexes and all have extensive terraces on both levels which wrap around the apartments. All benefit from generous ceiling heights, which are on average three metres high. They are being marketed as two-bedroom units, although the partition walls could be easily removed and reconfigured depending on the new owners' requirements. The oak flooring that is a feature of the duplexes was reclaimed from the clothing factory. Despite the obvious luxury of the space and the greenery of the landscaped courtyard, the building is true to its 1950s industrial origins with its powder finished steel framed windows and use of glass blocks. To complete the Manhattan feel, there is a resident concierge.
Each of the three penthouses comes with a car-parking space. In other city centre schemes, spaces now cost about £30,000 and in most developments not all purchasers are guaranteed a space.
The duplexes are being sold by private treaty and as this is a conversion, not a new development, stamp duty will apply. Number 34 at 1,646 sq ft is £460,000; Number 35 at 2,023 sq ft is £535,000 and Number 40 at 2,421 sq ft is £560,000.
